The process of buying an off plan house does take time but it can be very exciting visiting the site as the development progesses.We can offer you every service you will ever need at all stages of your purchase, however much you want us to intervene or help we will always respect your wishes.

 

New Atlantis Project, Apartments & Townhouses Date Progress
July 2004 See Artist impression at Estate Agents, discuss options with agents. Meet with Developers, architects and solicitors.
July 2004 Inspect proposed site. Pay reservation Fee. Instruct solicitor to act & commence search and purchase procedure (similar to UK). Have informal discussion with Bank re; mortgage facility.
Sept 2004 Ground broken, foundations laid and structure for walls starts. Paid balance of Deposit (£15100) and agreed mortgage with bank via solicitors.

2004
Walls taking shape, agreed drawdown of funds (£13500) with Bank via solicitor.
Nov 2004 Further progress on wall structures and skeleton
Dec 2004 Further progress on walls and brickwork, winter is best time to pour cement.
Jan 2005 Brickwork and plastering complete, paid next drawdown (£8100)
April 2005 Windows & doors in, Roofs in place, outside ready for facias and painting. Flooring & tiling completed, agreed further drawdown of funds (£8100)
May 2005 Big hole appears for swimming pool, reinforced with concrete and ancilliary services installed. Underground changing rooms and shower area also prepared.
July 2005 Pool tiled, palm trees in planted, not long to go now!
Nov 05 Complex completed on time and on budget as agreed. Final drawdown of Funds (£7900) made after completion survey and inspection. All services connected and working. Now ready to move in, just have to buy the furnishings and jump in the pool. Total cost has been £53,400, the market value is in the region of £70,000 so the advantages of buying from new can be seen.
     

New Atlantis Project
This complex was built on time and to schedule by the Marecon company. The architects and developers liaised colsely with us to ensure that all the internal fixtures and fittings were satisfactory for us, we chose all the tiling throughout the apartment chose colour schemes for the kitchen.

Purchase method
The apartment was purchased by initially paying a reservation fee, agreeing terms and conditions. The deposit was paid within a month and the balance of the purchase price was drawndown forom the Mortgage company in stages as shown above. Upon completion when the services were connected, the final payment was made and the property was handed over. The only other payment will be £200 in 1-2 years time when the titles are drawn up in the buyers names.
